Building under construction, full delivery target Nov 2026. PILOT ordinance unanimously approved by Vineland City Council Jan 27 2026. NJDEP technical Q&A described as "routine step toward final approval." DataOne CEO Charles-Antoine Beyney hand-delivered formal clarification letter Jan 30 2026 affirming 18-month construction window and 300 MW target. Phased in 100 MW modules. Anchor for $17.4B Microsoft contract through 2031. First phase delivery: 20 weeks from Q1 2026.
Independence MO — 1.2 GW campus (HIGH)
City Council approval Mar 3 2026. 398 acres acquired from NorthPoint Development at Eastgate Commerce Center. Up to 10 buildings, 2.5M sqft. Construction starts Q2 2026, first phase online 2028. Independence Power Partners (IPP) building new on-site power plant at retired Blue Valley site: 250 MW phase by Oct 2027, expanding to 1.1 GW by Dec 2029. CapEx ramp: $4B equipment 2027, >$10.6B annually 2028–2030. PILOT ~$650M over 20 years.
Birmingham AL — BHM01 (MEDIUM, opposition risk)
Building permit filed Jan 29 2026. 80 acres at 201 Milan Parkway (former Regions Lakeshore Operations Center). Hoar Construction = GC. ~30-month phased construction. 300 MW target. Zoning Board of Adjustment variance vote on substation delayed after April 2026 community protest (Oxmoor Valley, Grasselli Heights, Ross Bridge residents). Lappeenranta FI — 310 MW Polarnode (HIGH, on track)
Construction announced Mar 31 2026. Already underway in Pajarila district. €8.5B / $10B investment. First phase live 2027. 700 construction jobs, 100 permanent. Closed-loop liquid cooling, district heat recovery. Operated by Nebius, built by Polarnode.
Béthune FR — 240 MW Azur Datacenter (HIGH, near-term)
First phase operational July 2026. 120 MW by end 2026, full 240 MW by end 2027. 26,000 sqm on former Bridgestone tyre plant site. Azur Datacenter finances building & physical infra; Nebius supplies NVIDIA Blackwell. Supports Microsoft + Meta contracts.
